How Do We Make Money

Everyone joins the membership at an annual cost of only $300

beach2We provide the Linens & Towels and cleaning based on the number of bedrooms, for example, 1 BR= $175, 2 BR=$200, 3 BR+ $225 and $25*** for each additional bedroom, cleaning is also included in this. This will be ‘built-in’ to the cost of your rental and only billed at Check-in time of the guest. (Homes without Linens are the number one complaint by renters). Guests have often complained, ‘we spend thousands of dollars on renting and linens aren’t even provided’? You want to ‘build-in’ all charges into one rate, we’ve seen the studies and it’s easy to sell from ‘eye-appeal’ of a simple number than seeing one line after another notating ‘fees and or taxes’.

Annual Maintenance, performed by us or by our service providers if requested by the owner, services such as plumbing repairs, HVAC check-ups, etc. All bills turned into us are paid direct by you to the service provider or we can charge it to your card on file and send you the bill. It is saving you money.

Quarterly Inspections: REQUIRED

Parts are extra. Walk-through of the entire unit and grounds.

Check all Light switch and Receptacle covers, Cable connections, Door Stops, Shower Heads, Lamp Cords, Vacuum Belts, Toilet Handles, Washing Machine Hoses, also, Air Filter Replacement using the ‘cloth type’ filters. Filters are replaced at a flat cost of $10 per filter regardless of size.

Twice a year:
Turn off and on all water supply handles/valves to make sure of proper operation and no leaks.

Replace all batteries in smoke detectors, nominal cost.

After each inspection, you will receive a checklist and report of what, if anything, was found needing repair

Cost of Inspection:
2 Bedroom Inspection fee $200/yr or $50/quarterly

Each additional Bedroom is $15.00 each. All billed in quarterly increments, after inspection is completed. Some companies charge $25/ea for each add’l bedroom. A typical 4 bedroom homes takes approximately an hour to complete the entire checklist.

Optional Monthly Inspection

Monthly inspection is available during the off-season which is a quick walk though of the unit to make sure there are no leaks and that the property is secure. It is a minimal charge of $20.00. We also provide a ‘winter service’ to lessen the potential for frozen and burst pipes by turning off the water from your home and draining the water for $50.00, at which point the hot water heater will be turned off inside your home as well. We have 24/7 365 days/yr Maintenance Personnel for emergencies. We DO NOT repair anything, unless an emergency without your permission and a quote beforehand.

REMEMBER, OUR GOAL IS TO GET YOUR UNIT RENTED. WE ARE NOT MAKING MONEY UNLESS YOU ARE MAKING MONEY.

Linens are provided by Sandlappers Beach Supplies.  They also furnish all types of beach equipment from Beach Chairs and Umbrellas to Bikes, Golf Carts, Baby Equipment, etc.
