What if I’m already with a Realty Company and I’m interested but don’t want to switch?

Stay with your company if you are happy.  We know many of you will be saying ‘I’m getting rentals now’ I’m not sure about this new company.  That’s a valid concern.  We suggest you do this.  Develop your advertisement with VRBO/Homeaway ( we can do this for you) at a minimal cost and put your realty company on notice.  Tell them whomever rents it first get’s the money.  Remember, if you rent it, you get 100% of the commission, they get none and of course we don’t get paid if the home is rented so we have every desire to push your home being rented.

 

What if I’m not happy with your service am I tied into a contract?

Absolutely NOT!  If you’re unhappy with us at any time you can just simply walk away.  The only thing you sign with us is a simple one page agreement that gives us permission to charge your card for maintenance inspections, replacement of bulbs, filter costs,  and service repairs (if you want us to pay the vendor direct).

 

Who are you folks exactly?  Why isn’t this something I’ve heard of before?

Well, while we are new the concept and the business isn’t.  Just think decades ago when homeowners went to Realty Companies and said ‘hey, market my vacation home for me’.  There are literally hundreds of companies that do what we do throughout the world.  What sets us apart is the way we make our money.  Realty companies make theirs on charging you high commissions and ‘administrative costs’, etc.  How many of you look at your statements and look at the thousands of dollars you pay each year to a realty company for commissions?  That’s your money.  Our concept is different.  We have to market your home and get it rented.  If not, we don’t make money.

 

I just want an idea of how much it costs to go with OIV? 

Good Question.  Let me give you an example.  Let’s say you have a 4 bedroom home.  You rent it for $2500/wk.  ALL $2500 is yours.  Your costs to us is based on quarterly inspections and the annual membership fee of $300.00  plus quarterly inspections would be $240, so a total of $540 for a whole years expense from us outside of filters, bulbs, etc.  I imagine most of you pay that much for one rental week in commissions to your realty companies now.  Remember, we are also making our money on the linen rentals that’s charged to your card at the time of guest check-in, not before.

 Here’s additional food for thought for homeowners as well.  Have you every done any background research on your current realty company?  Ever looked up their google reviews, yelp reviews, or better yet, have you ever looked up their BBB report?  All in all the majority can’t please everyone but this is money you’re spending thousands of dollars with and if your realty company is experiencing continued negativity that impacts YOU!  Also did you know some realty companies ‘own’ their own rental properties?  Care to guess what homes get ‘pushed’ for rentals first?  I mean, put yourself in their shoes, why rent your home first for a commission fee when they can rent their own first for thousands of dollars?  It’s just the nature of the beast.  However, back to the first part.  Research.  These negative experiences guests undertake does affect YOU, the homeowner.  How you ask?  Because it’s the trickle ‘around’ effect’.  That customer is going to make known their negative experience to any and everyone and care to guess which realty company they are going to mention?  Yep, you guessed it, yours.  Care to guess what realty company they’re not going to ever rent again with?  Yep, yours.  Care to know all their friends and family that won’t rent from that realty company based on their experience?  Yep, yours.  This is a business, homeowners.  Too many of you sit by the wayside and are just content to get the minimum basic.  This is a home some of you spent a few hundred thousands dollars on your home to over a million.  It’d pay you to do due diligence on who you associate your business with.  If nothing more is accomplished then we’ve got you thinking and if we’ve got you thinking then you’re moving in the right direction.  Good luck.  We’re hear if you have any questions at any time.  If we can’t earn your business we’ll share what we know.
