Annual Maintenance:

Billed at time of service

Quarterly:

sunsetWe perform a complete walk-through of your unit and grounds and check the following:

  • All light switches and receptacle covers, making sure power is at each
  • Cable Connections and covers
  • Light bulbs in all areas of the home, burned out bulbs are replaced (flat rate of $2.00 per bulb for standard bulbs)
  • Shower Heads/cords, curtains, caulking, under sinks
  • Vacuum cleaner belts
  • Washing Machine Hoses
  • Air filters replaced every quarter at a flat rate of $10/filter regardless of size

Twice a year:

  • Turn off and on all water supply valves to make sure they are working
  • Replace all batteries in smoke alarms and all remote controls

After each inspection you will receive a report on each area of inspection.

*Please note that all new members are required to have an immediate inspection performed to make sure homes are rental ready and in accordance with our guidelines. We don’t want a new rental guest coming into your home only to find it’s not what ‘we’ promised. We want to ensure the guest becomes a repeat renter.

We have maintenance people on call 24/7, 365 days a year

Pricing:

Billed in quarterly increments

  • 2 Bedroom $200/yearly, Quarterly at $50
  • Each Additional bedroom add $20

Monthly Inspections:

We have optional monthly inspections which is basically a drive by and quick walk through of your unit to make sure there are no water leaks inside or out, running toilets and making sure the unit is secure. We contact you with an email report and phone call on the status. $15/charge

We do NOT make any major repairs without your approval unless an emergency.
